Last updated: 19.09.2026
Effective from: 21.11.2025
These Listing & Publisher Rules govern the creation, submission, publication, management and moderation of property listings on NolitaRentals.com.
They apply to Property Owners, Company Owners, Property Agents and any other authorised publisher using Nolita Rentals.
These Rules form part of the Nolita Rentals contractual framework and should be read together with our:
- Platform Terms of Use
- Privacy Policy
- Cookie Policy
- Subscription & Cancellation Policy
- Residential Long-Term Policy
- Short-Let Rental Policy
- Commercial Listing Policy
- Reviews Policy
- Acceptable Use & Content Reporting Policy
By submitting a listing, the publisher agrees to comply with these Rules.

In these Rules, “Nolita Rentals”, “Nolita”, “we”, “us” and “our” refer to NOLITA GROUP Ltd.
2. Purpose of these Rules
These Rules are intended to help ensure that Nolita listings are:
- genuine;
- authorised;
- accurate;
- transparent;
- appropriately categorised;
- reasonably current;
- not misleading;
- compliant with applicable platform and legal requirements.
Publication on Nolita does not itself certify ownership, legality, planning status, licence status, property condition, availability or suitability unless Nolita expressly identifies the specific matter that has actually been reviewed or validated.
3. Who may publish listings
Nolita currently supports the following principal publisher types.
Private Owner
A person advertising property they own or are otherwise lawfully authorised to advertise as Owner.
Company Owner
A company or business entity advertising property that it owns, operates or is otherwise lawfully authorised to advertise as Owner.
Property Agent
A professional property publisher authorised to advertise relevant long-term residential and commercial properties.
Short-Let restriction
Under the current Nolita model, Short Lets may be published only by eligible Private Owners or Company Owners.
Property Agents are not permitted to create, manage or publish Short-Let listings unless Nolita changes this rule in the future.
4. Publisher responsibility
The publisher is responsible for ensuring that:
- the property exists;
- the publisher has authority to advertise it;
- all listing information is materially accurate;
- pricing is correctly disclosed;
- availability information is kept reasonably current;
- required legal/licensing information is supplied;
- photographs and other content may lawfully be used;
- mandatory charges are disclosed;
- the property is placed in the correct category;
- any claims made in the listing are supportable.
A Nolita subscription does not remove these responsibilities.
5. Authority to advertise
Before submitting a listing, the publisher must have the lawful right or authority to advertise the property.
Nolita may require a publisher declaration and, where appropriate, supporting evidence.
The publisher must not list:
- another person’s property without authority;
- a fictitious property;
- a property that the publisher knows is unavailable and has no reasonable basis to continue advertising;
- duplicate listings created to manipulate ranking or visibility.
If Nolita requests evidence of authority and the publisher fails to provide sufficient information, the listing may remain unpublished, be paused or be removed.
6. Listing categories
A property must be placed in the correct Nolita category.
Current principal categories are:
Residential — Long Term
For residential properties offered for longer-term occupation.
Residential — Short Let
For eligible tourist/short-stay accommodation.
Commercial
For business premises such as:
- offices;
- shops;
- showrooms;
- restaurants/cafés;
- warehouses;
- industrial space;
- other approved commercial types.
Publishers must not deliberately choose an incorrect category to avoid legal, licensing, subscription or review requirements.
7. Owner and Agent badges
Nolita assigns publisher badges according to the actual publisher relationship.
OWNER LISTING
Used for eligible listings published by:
- Private Owners;
- Company Owners.
AGENT LISTING
Used for eligible listings published by Property Agents.
These badges are platform-controlled.
Publishers must not alter or misrepresent their publisher type.
Company Owners remain Owner publishers and are not automatically Agents or Agencies.
8. Listing identity and duplicate listings
Each property listing must represent a genuine property or accommodation unit.
Publishers must not create multiple substantially identical active listings for the same property merely to:
- dominate search results;
- evade restrictions;
- reset performance;
- bypass moderation;
- obtain additional Featured placement.
Where multiple authorised publishers legitimately advertise the same physical property, Nolita may review the listings for transparency, attribution and duplication risk.
Nolita may merge, pause or request clarification concerning accidental duplicate records within one publisher account.
9. Required listing information
Depending on property category, required information may include:
- property title;
- property type;
- general locality;
- private exact address;
- rental price;
- deposit;
- mandatory charges;
- availability;
- property description;
- features/amenities;
- floor area;
- photographs;
- publisher contact information;
- relevant licensing/compliance information.
A draft may be saved with incomplete information.
Public publication may be blocked until all required information is complete and approved.
10. Property descriptions
Descriptions must be accurate and must not materially mislead users.
Publishers should describe the property honestly, including important limitations where relevant.
Descriptions must not contain:
- false claims;
- fake scarcity;
- misleading legal/permit statements;
- unrelated promotional spam;
- hidden direct-contact circumvention where prohibited by the Platform;
- abusive or discriminatory content;
- unlawful content;
- malicious links.
Nolita may edit formatting or request corrections but should not silently change the commercial meaning of a publisher’s listing.
11. Property location
Publishers must provide the correct property locality and exact address privately where required by the listing workflow.
Public display may use an approximate location rather than the full exact address.
Publishers must not deliberately enter a false locality to obtain more search exposure.
Exact address information may be protected under Nolita’s Client Access system unless legal disclosure requirements override that protection.
12. Prices
All listed prices must be genuine and must reflect the basis stated in the listing.
Publishers must not use artificially low prices merely to attract enquiries where the property is not actually offered on those terms.
For long-term residential listings, prices should normally be displayed on a monthly basis.
For Short Lets, pricing may use:
- nightly rate;
- stay rate;
- mandatory fees;
- cleaning fees;
- other clearly disclosed charges.
For Commercial listings, Nolita may support:
- total monthly rent;
- total annual rent;
- price per square metre per month;
- price per square metre per year.
Any conversion displayed by Nolita is for comparison purposes only unless expressly stated otherwise.
13. Mandatory charges
Publishers must disclose mandatory charges clearly.
Examples may include:
- common-area charges;
- service charges;
- cleaning fees;
- required equipment charges;
- mandatory premises premiums;
- compulsory administration charges.
A mandatory charge must not be described as optional.
An unknown charge must not be presented as €0.
Refundable deposits must be distinguished from non-refundable fees.
14. Availability
Publishers must keep availability information reasonably current.
Where a property is no longer available, the publisher should promptly:
- mark it Rented;
- mark it Unavailable;
- pause it; or
- otherwise update the relevant status.
A publisher must not knowingly continue to present a permanently unavailable property as actively available merely to generate leads.
15. Last Availability Confirmed
Nolita may display:
Last Availability Confirmed
This records when the publisher last expressly confirmed that the property remained offered for its stated availability date.
Confirming availability must not automatically change the property's available_from date.
A publisher must not repeatedly reconfirm a property as available when they know it is no longer offered.
The indicator is informational only and is not a guarantee of availability.
16. Residential Long-Term listings
Residential Long-Term publishers must provide accurate information relating to matters such as:
- rent;
- deposit;
- furnishing;
- bedrooms;
- bathrooms;
- availability;
- relevant charges;
- lease information where supplied.
Where Maltese private residential lease law applies, parties remain responsible for satisfying applicable statutory requirements.
The Housing Authority states that lease agreements falling within Cap. 604 must be registered under the applicable framework. Nolita listing publication does not substitute for Housing Authority lease registration. Housing Authority
17. Residential Short-Let listings
Short-Let listings are subject to additional requirements.
Under Nolita’s current model, Short Lets may be published only by eligible:
Private Owners
or:
Company Owners
Agents may not publish Short Lets.
Short Lets include eligible categories such as:
- apartment;
- studio;
- villa;
- farmhouse;
- terraced house;
- maisonette;
- hotel;
- guesthouse;
- aparthotel;
- serviced accommodation;
- other approved tourism accommodation types.
18. Short-Let licensing
A Short-Let publisher must comply with applicable Malta Tourism Authority requirements.
The MTA states that the 2026 Tourism Accommodation Regulations bring short-let/self-catering accommodation within the licensing regime and prohibit operation without prior MTA authorisation. Malta Tourism Authority
Where required, publishers must provide:
- MTA Licence Number;
- STR Registration Number;
- licence holder/operator details;
- validity information;
- supporting information/evidence;
- other required accommodation details.
A typed number alone does not create a validated status.
19. MTA licence and STR registration are separate
Nolita treats:
MTA Licence Number
and:
STR Registration Number
as separate identifiers.
The MTA’s 2026 circular states that the new registration number is different from the existing licence number and must be displayed on advertisements, listings and promotional material relating to licensed accommodation. Malta Tourism Authority
Publishers must supply the correct identifier in the correct field.
They must not substitute one for the other.
20. Short-Let validation status
Nolita may use statuses such as:
Not Provided
Submitted
Pending Verification
Validated
Revalidation Due
Could Not Be Validated
Expired
Rejected After Review
A publisher may not directly set a listing to Validated.
Validation status is controlled by Nolita’s compliance workflow.
21. Official licence verification
Where technically available, Nolita may check submitted licence/registration details against official MTA sources.
The MTA currently provides an STR Licence Validator and live registers of licensed accommodation establishments. Malta Tourism Authority
A validation failure caused by an unavailable official service must not automatically be interpreted as evidence that a licence is invalid.
Nolita may instead mark the record:
Could Not Be Validated
or route it for review.
22. Short-Let publication restrictions
A Short-Let listing may remain a Draft or Pending Review while licensing information is incomplete.
Where required licence or registration information has not reached the configured acceptable state, Nolita may prevent publication.
If a previously published Short Let becomes individually non-compliant because required information expires, is missing or is rejected after review, Nolita may mark it:
Compliance Action Required
and, where required:
Publicly Paused
Nolita should preserve listing history rather than marking the property Rented.
23. Hotels and serviced accommodation
Eligible Company Owners may publish hotels and serviced accommodation.
Hotel-level information must be accurate.
Room Types may include:
- room name;
- guest capacity;
- bed configuration;
- quantity available;
- amenities;
- room photos;
- nightly price.
A Company Owner must not knowingly offer more inventory than it actually controls.
24. Short-Let calendar availability
Short-Let publishers may connect external iCal/ICS calendars.
Publishers are responsible for connecting calendars that genuinely correspond to the relevant accommodation/unit.
They must not intentionally connect unrelated or misleading calendars.
Calendar synchronisation reduces but may not eliminate double-booking risk because third-party feeds may update with delay.
Owners should verify availability before accepting a Stay Request.
25. Stay Requests
A Short-Let Request Stay submission is an enquiry/request.
It is not an instant confirmed booking.
Owners may:
- Accept;
- Decline;
- Propose Different Dates.
Before acceptance, Nolita may perform availability and external calendar conflict checks.
An Accepted Stay Request may block the relevant dates internally, but it should not be described as a Confirmed Booking unless direct booking has been introduced.
26. Commercial listings
Commercial publishers must provide accurate information appropriate to the property type.
Potential fields include:
Offices
- usable area;
- fit-out;
- lift/accessibility;
- parking;
- air conditioning;
- service charges.
Shops / Showrooms
- frontage;
- storage;
- floor level;
- delivery access;
- fitted/empty status.
Restaurants / Cafés
- publisher-declared use;
- extraction/ventilation;
- equipment;
- outdoor area;
- premises-related premiums.
Warehouses
- internal height;
- loading access;
- entrance dimensions;
- vehicle access;
- power information.
Missing information should be presented as Not Provided rather than inferred.
27. Declared commercial-use information
Where commercial-use information is supplied by a publisher, Nolita may label it:
Declared by publisher
This does not mean Nolita has independently determined that the property is legally permitted or suitable for the user's intended business.
28. Supporting documents
Where supporting documents are submitted, Nolita may distinguish:
Document submitted
from:
Supporting document reviewed
A reviewed document does not automatically mean:
- Approved for your business;
- Fully licensed;
- Planning compliant;
- Legally suitable.
Publishers must not make those claims without an adequate basis.
29. Photographs and media
Publishers may upload only photographs, videos, floor plans or other media they are legally entitled to use.
Media must accurately represent the advertised property.
Publishers must not upload:
- stolen photographs;
- materially misleading images;
- unrelated properties;
- fake or deceptive images;
- content containing malware;
- unlawful material.
Nolita may require removal or replacement of misleading media.
30. Contact information in images and descriptions
Where Nolita protects direct contact details under Client Access, publishers should not attempt to bypass that system by inserting:
- phone numbers;
- email addresses;
- WhatsApp links;
- external contact QR codes;
- exact addresses;
into public listing descriptions or photographs, unless Nolita expressly allows or applicable law requires that information to be public.
Nolita may remove or request correction of such content.
31. Image metadata and privacy
Publishers should avoid uploading media containing unnecessary personal information.
Nolita may remove technical image metadata from public media where supported.
Publishers remain responsible for checking whether photographs reveal:
- exact addresses;
- personal documents;
- vehicle plates;
- private individuals;
- sensitive information.
32. Publisher contact information
Publishers must keep their authorised listing contact information accurate.
Public contact disclosure may depend on Client Access rules.
Mandatory legal or regulatory disclosures cannot be hidden merely because direct contact details are normally protected.
33. Owner public identity
Owners may choose to appear publicly as:
Private Owner
or:
Company Owner
This choice affects presentation only.
A publisher must not use a company identity that is misleading or that they are not authorised to represent.
Company information may be subject to review.
34. Agent profiles
Agents must provide accurate professional information.
Where Agents declare:
- professional title;
- registration/licence details;
- agency affiliation;
- service areas;
- specialities;
those details must not be knowingly misleading.
A paid Agent subscription does not constitute professional verification.
35. Agent restrictions for Short Lets
Agents may not create, publish or manage Short-Let listings under the current Nolita model.
The Agent Add Property workflow should therefore permit only:
Residential — Long Term
and:
Commercial
unless Nolita later changes the rule.
36. Reviews and ratings
Publishers must not manipulate their reviews.
Prohibited conduct includes:
- reviewing themselves;
- arranging fake reviews;
- purchasing reviews;
- creating accounts to inflate ratings;
- threatening users to remove honest reviews;
- offering undisclosed rewards for positive reviews.
Nolita may investigate suspected review manipulation.
37. Featured listings
A Featured badge is controlled by Nolita administrators.
Publishers cannot mark their own listings Featured.
Featured does not mean:
- Verified;
- Guaranteed;
- Best Property;
- Most Trusted;
- Legally Approved.
Featured placement may be used for editorial or promotional purposes.
If paid promotion is introduced later, sponsored/promoted placement should be clearly disclosed.
38. Prohibited listings
A listing must not be published where it:
- is fictitious;
- lacks publisher authority;
- deliberately misstates price;
- deliberately misstates location;
- contains unlawful discriminatory terms;
- infringes intellectual-property rights;
- impersonates another party;
- promotes fraud;
- contains malicious software;
- conceals legally required disclosures;
- represents an unlicensed short let where licensing is required;
- materially misleads users.
39. Fraudulent or suspicious listings
Nolita may pause or investigate a listing where there is reasonable concern regarding:
- publisher identity;
- ownership/authority;
- false pricing;
- duplicate listings;
- suspicious payment requests;
- fake imagery;
- licence concerns;
- repeated user complaints.
Publication may be restricted while the matter is reviewed where proportionate.
40. External payment requests
Unless Nolita expressly introduces property-payment functionality, property rent, deposits and Short-Let accommodation payments are not processed through Nolita.
Publishers must not falsely claim that Nolita guarantees an external payment.
Users should not be instructed to send money merely because a property appears on the Platform.
41. Listing moderation
Nolita may:
- approve;
- reject;
- request changes;
- pause;
- suspend;
- archive;
- remove;
a listing where necessary under these Rules, our Terms or applicable law.
Significant moderation actions should be recorded.
Where required, Nolita may provide reasons and applicable appeal/redress information.
42. Listing status
Possible statuses may include:
Draft
Pending Review
Changes Requested
Published
Paused
Rented
Rejected
Archived
Compliance Action Required
Publicly Paused
Suspended
Additional statuses may be introduced where necessary.
43. Listing edits
Important changes to an approved listing may require further review.
A publisher must not use editing functionality to replace an approved property with a materially different property while retaining prior approval, reviews or visibility.
Where Nolita uses revision-based publication, the currently approved version may remain public until the new revision is approved.
44. Copy as Draft
Publishers may copy eligible listing information into a new Draft where supported.
Copied Drafts must not inherit:
- publication approval;
- Short-Let validation status;
- reviews;
- analytics;
- availability confirmations;
- Stay Requests;
- conversations;
- exact unit/address information where inappropriate.
The publisher must review the new listing before submission.
45. Listing freshness and stale listings
Nolita may require publishers to reconfirm availability periodically.
A stale listing may display:
Availability reconfirmation overdue
or similar wording.
Reconfirmation does not override:
- suspension;
- Rented status;
- compliance restrictions;
- membership restrictions;
- other publication holds.
46. Subscription eligibility
An active Owner or Agent subscription may be required to publish eligible listings.
Payment for a subscription does not override these Rules.
When publishing entitlement expires, active listings may leave public discovery while management history remains.
47. Listing limits
Where a subscription has a listing allowance, the actual allowance will be displayed through the relevant Plan or account interface.
Nolita must not describe a plan as Unlimited unless it is genuinely unlimited.
48. Search and ranking
Listings may be ordered using criteria such as:
- relevance;
- recency;
- availability;
- filters;
- Featured status;
- platform quality/eligibility rules.
A Featured property must not bypass the visitor's explicit search filters.
Nolita does not guarantee any particular ranking.
49. Reporting a listing
Anyone may report a listing through Nolita's reporting tools.
Possible reasons include:
- Property unavailable;
- Incorrect price;
- Incorrect location;
- Misleading information;
- Suspicious advertiser;
- Unauthorised photographs;
- Duplicate listing;
- Licence/registration concern;
- suspected illegal Short Let;
- other concerns.
Reporting does not automatically establish wrongdoing.
50. Illegal Content Notices
Where a person believes content is unlawful, Nolita may provide a distinct Illegal Content Notice process.
This is separate from an ordinary Listing Quality or Availability Report.
Nolita will assess reports according to the applicable Terms, law and moderation framework.
51. Publisher cooperation
Publishers are expected to cooperate reasonably with legitimate Nolita requests relating to:
- listing corrections;
- complaints;
- compliance information;
- ownership/authority;
- licensing;
- safety;
- legal requests.
Failure to cooperate may result in restriction of the affected listing or account.
52. Publisher suspension
Where an Owner or Agent account is suspended, relevant public portfolio and listing visibility may be restricted.
For Agent suspension, public Agent listings may be hidden while records are preserved.
For Owner suspension, public Owner listings may likewise be hidden while underlying records remain.
Suspension does not automatically mark a property Rented.
53. Multiple active restrictions
A listing may have multiple independent restriction reasons.
Resolving one restriction does not automatically reactivate the listing where another restriction remains active.
For example:
Licence Compliance Hold + Publisher Suspension
Resolving the licence issue does not remove the Publisher Suspension.
Nolita should derive overall publication eligibility from all active restrictions.
54. Content ownership
Publishers retain applicable rights in the original content they submit.
By submitting listing content, the publisher grants Nolita the rights reasonably necessary to:
- store it;
- process it;
- display it;
- resize/format images;
- create previews;
- publish eligible listings;
- display properties in portfolios/search;
- promote the relevant listing or Nolita marketplace in accordance with the Terms.
The publisher warrants that they are entitled to grant those rights.
55. Personal information
Publishers must not publish unnecessary personal data belonging to:
- tenants;
- guests;
- neighbours;
- previous occupants;
- employees;
- other third parties.
Private documents must be uploaded only through approved private-document features where available.
56. Legal disclosures override paywalls
Where applicable law requires specific business, licence, registration or accommodation information to be publicly displayed, Nolita may display that information regardless of ordinary Client Access restrictions.
Publishers must not ask Nolita to conceal legally required disclosure information.
57. Changes to these Rules
Nolita may update these Listing Rules from time to time.
Each approved version should show:
Last updated
and:
Effective from
where appropriate.
Where material changes require renewed acceptance, the affected publishers will be informed in accordance with the applicable Platform Terms and legal framework.
Unapproved drafts are not binding.
58. Consequences of breach
Depending on seriousness and circumstances, breach of these Rules may result in:
- warning;
- request for correction;
- listing rejection;
- listing pause;
- loss of Featured status;
- temporary publishing restriction;
- compliance review;
- account suspension;
- account termination;
- removal of unlawful content;
- referral to appropriate authorities where required.
Measures should be proportionate and consistent with applicable law.
59. No guarantee from publication
The fact that Nolita allows a listing to become public does not mean that Nolita guarantees:
- property ownership;
- publisher authority beyond what was specifically reviewed;
- planning status;
- building condition;
- commercial suitability;
- licence status beyond a specific validated record;
- continuous availability;
- legal suitability for the user's intended purpose;
- successful conclusion of a rental agreement.
Users remain responsible for appropriate due diligence.
